Welcome to Rosemarsland; a beautiful period property originally an ancient Byre from the 1800's turned into a farm in 1941, then extended over the years to what it is today - a haven hidden deep within the Marsland Nature Reserve. A holiday cottage we promise you will never want to leave... Rosemarsland is incredibly fortunate to be one of the very few cottages in the reserve itself. From the cottage you are afforded some of the most spellbinding views of the ancient woodland where you can sit back and relax to the sound of nature. It's also a mile walk through the woods, along the river, to the coast where you can bask on Marsland Mouth Beach. However, the coast is only a tiny part of what this exceptional part of the world has to offer. There is an abundance of walks for all ages and abilities right from the front door, and all outdoor activities and tourist attractions are conveniently located close by.

Rosemarsland has undergone a complete makeover since it was bought by its new owners in 2024 and opened its doors to guests in 2026. Amy & William Searle were looking for the perfect property to add to their other cottage next door called The Barley Mill and two other cottages, Celyn on the side of a mountain in Snowdonia and No.4 Coastguard Cottages on the cliff tops of Porthgwarra near Lands End Cornwall. The brief for their fourth property was the same as their others : unique, historical and very VERY wild...

SLEEP

Sleeps 9 in 3 rooms
6 adults + 3 children.
All linen provided.

PARKING

Ample parking. The lane to the house is narrow & steep.

RELAX

Two cosy lounges, one with a smart TV & one with a log burner (initial logs provided).

WASH & DRY

We have a washer & dryer for your convenience.

SOAK

One en-suite with shower & one bathroom with bath & shower. Towels provided.

We have superfast Fibre Wifi

Fully equipped kitchen & dining room seating nine.

AL FRESCO

Lots of outdoor space with a fenced area for dogs & children. Outdoor seating, bbq & firepit provided (not fuel).

DIRECTIONS
A satnav will take you almost directly to Rosemarsland if you put in the Postcode. Please make sure you come through Gooseham itself, you will then travel down a long narrow lane that will get steeper to a sharp bend left, take a left at the bottom of the lane and you will drive past Gooseham Mill House and on the bend you will see Rosemarsland on the left. The lane cannot fit some large vehicles like vans and campervans, cars are ok. There are no train stations or reliable buses nearby so a car is strongly recommended.

CANCELLATIONS
Full payment is taken upon booking.
Cancellation 21 days prior to stay =100% refund
Cancellation 14 days prior to stay = 50% refund
Cancellation within 14 days of stay = no refund
Our cancellation policy is strict so please make sure you have holiday insurance.

PETS
We allow two well behaved dogs at the property for £50 per dog per stay.
We do ask that they are kept downstairs only and off the furniture.
Also due to the fact the house is in a Nature Reserve the dogs must be kept on a lead when they are not contained in the fenced garden we provide.

CHILDREN
We welcome children and if you'd like to bring a baby we ask that you bring your own cot and highchair.

ROOM CONFIGURATIONS
1 x King Bedroom with Ensuite - we can provide an extra single childs bed on the floor in this room, it would also fit a baby cot.
1 x Twin Bedroom for adults or children with 2 x trundle beds underneath for children only. It would also fit a baby cot.
1 x Zip & Link Bedroom for adults or children (it will be set up as a twin unless requested as a Superking) with an extra single sofa bed for children only. The baby cot would only fit if the sofa bed wasn't being used.
* Please note the maximum occupancy is 9, with a maximum of 6 adults and if an extra bed was needed for the King bedroom for a child then there would be a trundle bed missing from the Twin Room in which case it would only sleep 3 instead of 4.
